Why This Needs a Professional
Refrigerant handling needs gauges and certification, and topping up a system that is leaking wastes the gas within weeks. Opening an indoor unit without isolating the supply puts you next to live terminals in a wet enclosure. A wrongly seated drain line floods a ceiling void slowly enough that you notice only when the plaster stains.

What To Expect On The Day
A two-hour arrival window and a message when the technician is on the way. A standard service on one split unit takes 45 to 60 minutes; a repair depends on the fault, and you get the estimate before we begin.
We need access to both the indoor unit and the outdoor condenser. In apartment buildings, tell us if roof or balcony access needs security clearance and we will arrange it with the building.

Twice a year for most homes — once before summer and once mid-season. Units near the coast or a construction site clog faster and benefit from quarterly cleaning.
Only if there is no leak. Refrigerant is not consumed, so a system low on gas has lost it somewhere. We pressure-test and find the leak before recharging.
Treat it as urgent. It is usually a blocked condensate line, and the water goes into the ceiling or wall until it is cleared.
We service the in-apartment side — FCUs, filters, thermostats, drainage and valves. Building-side chiller plant stays with the developer’s contractor.
